The Brief

• This project was to completely refurbish and retrofit a large domestic property in Eastbourne. 
• The property has three floors, which were previously separated into flats. The new owners wanted to rejoin the flats into a single domestic residence, and reconfigure the internal layout. 
• The owner also wanted to retrofit the building and increase energy efficiency, cladding it with external insulation, as well as adding underfloor heating and an air source heat pump. 
• Hawes Construction Group were awarded this project in a competitive two-stage tender. 

Our Solution

• We used specialist Steico insulation boards to clad the exterior of the building, sealing it so that there were no draughts. 
• The roof was stripped and reroofed using Keymer Clay tiles. 
• On half of the external walls, there was tiling – we carefully removed this so that the tiles could be rehung after the installation of the cladding. 
• We have re-rendered and re-tiled the walls so that the external cladding is not visible. 
• We have completed drainage and external works. 
• We have installed underfloor heating and an air source heat pump. 
• We have re plastered all internal walls
• We have also reconfigured the internal layout, removing some walls, and putting new structural steel in place. 
• Solar panels have been installed on the roof 
• The new luxury staircase has been fitted and stained
• Walls have been decorated to the clients specification
• A luxurious new kitchen has been fitted
• New family and en-suite bathrooms have been fitted
• Landscaping works are almost complete
• Using our own direct labour team, we have been able to flexibly respond to the needs of the client. 

The Result

• This project is almost complete.
• We were excited to implement an innovative retrofitting approach, featuring external insulated cladding for enhanced performance.
• This beautifully retrofitted family home is designed to boost energy efficiency while keeping fuel bills to a minimum.
