The Brief

  • The Colonnades is a substantial residential building comprising 74 self-contained studio and one-bed apartments, supported by on-site facilities including a communal laundrette and three Housing Support Officers based in the ground-floor office to provide daily assistance to vulnerable residents.
  • Hawes Construction Group was appointed to carry out a comprehensive programme of window replacement works, which included the installation of new windows throughout the building, associated reveal and render repairs, replacement of internal window boards, and the installation of improved insulation to enhance thermal performance and resident comfort.

Our Solution

  • As the building was fully occupied throughout the works, careful planning and close coordination with the Housing Support Officers were essential.
  • We implemented a phased approach that allowed us to work efficiently while ensuring residents remained safe, informed, and minimally disrupted. Our team undertook daily communication with staff and residents, provided advance notice of access requirements, and ensured working areas were kept clean, secure, and protected at all times. Special consideration was given to residents with additional needs, allowing us to adapt our programme where required to maintain comfort and safeguarding.
  • The works themselves required a high level of technical accuracy, particularly as many of the existing window reveals and rendered surfaces had deteriorated over time. Our operatives carried out thorough preparation, removing defective materials, carrying out localised repairs, and reinstating all surfaces to a high standard.
  • The installation of upgraded insulation and new, energy-efficient windows significantly improved the building’s overall thermal efficiency, contributing to reduced heat loss and improved living conditions for residents.
  • Internally, new window boards were installed, and all finishes were completed neatly to provide a consistent and durable appearance throughout.
